Your Homeowner's Insurance policy
protects your property against most unforeseen occurrences but no policy
will cover every incident. When it comes to water damage the circumstances will
determine if the damage is covered or excluded. Some common exclusions
are:
Flood or damage caused by ground
water or a rising of the water table. If you are choosing to build or buy
beside a body of water, you must personally accept the risk that uninsured
flood damage may occur.
Wear and tear or damage caused by
rust or corrosion. Damage caused because your roof is in ill repair and has
been leaking for years will not be covered.
Damage caused by repeated seepage of
water into the dwelling, for example, over a window sill or through the
foundation.
Backing up or escape of water from a
sewer, sump, septic tank, eaves trough or downspout. It is important to note
that this coverage can usually be added on to your policy with a " Water
Escape" or a "Sewer Back Up" endorsement, for a small additional
charge.
Freezing of outdoor swimming pools,
outdoor hot tubs, or any other outdoor water equipment.
Water damage caused by freezing if
you are away for more than four days and don't make arrangements to have
someone check your home or shut the water off and drain the systems.
When it comes to water damage,
prevention is the best policy.
